Khalifa City is Abu Dhabi's villa heartland on the mainland: a vast, low-rise suburb of wide avenues and walled family villas near the airport and the Dubai highway. Built as Khalifa City A and B (now Khalifa City and Shakhbout-adjacent sectors), it offers some of the capital's largest homes at rents well below the island districts.
Emirati and expatriate families choose Khalifa City for space, schools, and quiet — with Al Raha Beach, Yas Island, and the airport all within a 10–15 minute radius.
Khalifa City is unmistakably suburban family life: children cycling quiet streets, evening walks to the neighbourhood mosque and grocery, and weekends split between Yas and home gardens. Many Emirati families own here, giving the district a settled permanence, while compound villas and subdivided units host teachers, airline crews, and healthcare staff from nearby facilities.
The E10 and E11 highways frame the district: Abu Dhabi island is 25 minutes, the airport 10, and Dubai about an hour. Internal roads are wide and free-flowing, and bus routes link to the city and Al Raha, but in practice every household drives. Etihad's hub proximity makes Khalifa City a favourite with aviation families.
Schools are a core strength — GEMS American Academy, Al Yasmina Academy, Raha International (nearby), and a long list of nurseries operate across the sectors. For healthcare, residents use local clinics and pharmacies, with NMC Royal Hospital in Khalifa City and Burjeel and Mediclinic facilities a short drive away.
Forsan Central Mall and the Al Raha Mall next door cover shopping, dining, and cinemas, while Khalifa Park-style community centres handle daily needs. Yas Mall and Yas Island's theme parks are the big weekend draw 10 minutes north, and the Al Forsan sports resort next door adds equestrian, shooting, and water sports.

View all listings in this areaFor families, yes — it offers the capital's best villa value, big plots, schools, and quiet streets. The trade-offs are the drive to the island and complete reliance on cars.
About 10 minutes by car, which is why many Etihad staff and frequent travellers settle here. Downtown Abu Dhabi and the Corniche are roughly 25–30 minutes.
Some, mainly in small clusters and at the district's edges near Al Raha, but Khalifa City is fundamentally a villa community — most listings are villas, villa units, and annexes.
